We understand that each property owner has their own goals and visions for their community. Therefore, JSM offers customizable professional services tailored to each property. Together we will design a plan to meet your property’s goals. Ensuring your property gets the individual attention and care it needs is our highest priority.
Accounting Services
A complete financial packet is emailed to all partners every month. It can be developed to contain the information you would like to see, which might include the Profit and Loss, Balance Sheet, Cash Flow Statement, Rent Roll and Bank Reconciliation for integrity of the reports, among others.
In addition, we will handle budget planning and tracking, accounts payable, accounts receivable and payroll.
Revenue Enhancement
A very detailed budget is prepared for your community and adherence of the budget or producing results better than budget are of the utmost importance to us. Our staff is very attentive in finding creative ways to control expenditures and heading-off possible maintenance issues. Likewise, we are always seeking ways to create additional revenue.
Market surveys are performed annually for each community. Our recommendations for rent increases will be laid out and provided to the ownership annually.
Our goal is to maximize profitability while maintaining the integrity of the community.
Personnel
We free you from any worry about on-site management by handling all recruitment, screening, staffing, training, employee development, employee evaluation, and on-site inspections.
Resident Relations
We maintain smooth operations by providing residents with a great sense of community and an environment they are proud to call home. We provide residents with a Resident Hot Line directly to Asset Management if they feel they need someone to discuss issues with beyond the on-site manager.
In addition to rule enforcement and annual 4-sided lot inspections, we serve 3/60 Day Notices, 14-Day Notices, and 7-Day Notices when needed. Our on-site manager will screen all new applicants, enforce rules and regulations, handle evictions as needed and create community-appropriate functions throughout the year for resident enjoyment.
Insurance
We evaluate and make recommendations regarding property insurance coverage and maintain our own high limit professional business insurance.
Capital Improvements
We will provide our recommendations of projects needing to be completed. This will include accurate bids and possible options. Depending on the needs, this could include 5 or 10 year plans/options.
At the end of each year, JSM likes to meet with the ownership to review the year's performance and completed Capital. We will also present our budget plan and capital recommendations for the upcoming year during this meeting. It provides a great open forum to keep our goals aligned.
Fees
Financial information regarding your community's current operations (e.g., Rent Roll, P&L, Balance Sheet), a visit to the community and an idea of the goals you have for your community will affect our fee. However, the fee is generally 4% of the community's monthly income.
